Senior Director, Regional Leasing & Training

The Senior Director, Regional Leasing & Training (Sr. RLTD) is responsible for providing strategic leadership and operational excellence across a portfolio of multifamily or student housing communities. This role leads all aspects of leasing, marketing, training, and client communication to ensure the portfolio meets and exceeds leasing goals, resident satisfaction standards, and financial performance. The Senior Director acts as a key liaison between ownership groups, vendors, and internal teams, proactively identifying opportunities, addressing challenges, and enhancing resident and client satisfaction through innovative solutions and hands-on leadership.


Essential Duties & Responsibilities

Strategic Leadership & Client Communication

  • Proactively maintain open, clear, and empathetic communication with clients, SVPs, and Regional Managers; escalates when appropriate.
  • Deliver complex or sensitive messages in a professional, solution-oriented manner.
  • Listen actively and incorporate diverse feedback when shaping strategic decisions.
  • Represent the company in ownership meetings; contribute to strategic discussions and business expansion opportunities.
  • Provide creative direction for property-level marketing and ensure consistency in messaging and branding.
  • Communicate property insights, visit feedback, and market intelligence to internal stakeholders.

Leasing & Marketing Strategy

  • Develop and implement innovative marketing and leasing strategies that align with company goals and local market dynamics.
  • Drive preleasing performance that consistently exceeds market averages.
  • Monitor leasing velocity and marketing ROI using analytical platforms (e.g., JTurner, Ninjacat, Domo, College House).
  • Identify and remove barriers to leasing performance through cross-functional collaboration.
  • Evaluate and implement emerging marketing technologies and third-party platforms (e.g., Rentgrata, BetterBot, Apts.com).
  • Provide advanced digital marketing analysis and guidance to teams; coach on effective use of platforms like Canva and Mailchimp.

Team Development & Portfolio Support

  • Mentor and train new and existing RLTDs, fostering a collaborative and high-performing team environment.
  • Actively develop and promote leasing and training talent across the portfolio, supporting career progression and performance improvement.
  • Provide ongoing coaching to onsite teams through regular site visits, performance analysis, and portfolio-wide training sessions.
  • Reinforce and recognize team successes to boost morale and engagement.
  • Bring portfolio teams together to establish and execute a shared leasing vision.

Resident Experience & Retention

  • Oversee the design and implementation of resident retention programs that foster strong community engagement and satisfaction.
  • Analyze resident feedback and survey data to guide experience-focused improvements.
  • Guide onsite teams in addressing resident concerns promptly and empathetically.
  • Ensure properties maintain or exceed resident retention and online reputation goals.

Business Acumen & Reporting

  • Demonstrate deep knowledge of market trends, competitive positioning, and company performance metrics.
  • Analyze leasing, marketing, and customer experience data to identify gaps, opportunities, and solutions.
  • Collaborate on portfolio budgeting, revenue forecasting, and marketing plans.
  • Ensure accurate and timely leasing and marketing reporting across the portfolio.
  • Participate in cross-functional initiatives that drive innovation and consistency across departments.

Vendor & Partner Relations

  • Manage vendor relationships to ensure high-quality marketing and technology solutions.
  • Act as a strategic liaison between clients and vendors, aligning services with client expectations and company standards.
  • Evaluate third-party marketing platforms and vendor partnerships to maximize ROI and leasing results.

Travel

  • Ability to travel regularly for site visits, client meetings, and team development is required.

Education & Experience

  • Bachelor’s degree or certifications in marketing or property management preferred.
  • Minimum 5 years of experience in multifamily/student housing with progressive leadership responsibilities.
  • Demonstrated success in leading high-performing leasing teams across multiple markets.
  • Strong analytical, strategic thinking, and communication skills.
  • Proficiency with leasing systems (Entrata), analytics tools (JTurner, Domo, Ninjacat), and marketing platforms (Canva, Mailchimp, third-party vendors).
  • Deep understanding of Fair Housing laws, digital marketing trends, and resident engagement strategies.
