BH Properties is a privately held commercial real estate investment firm that acquires, operates, and repositions underperforming properties throughout the United States. We specialize in enhancing the value of assets like former big-box retail sites with significant vacancies or negative cash flow. This process involves finding suitable tenants, conducting upgrades, and refurbishments to make properties profitable.

Our investment strategies include value-add transactions, distressed debt, and ground leases. We have also started a new acquisition strategy focused on affordable housing, aiming to build a sizable portfolio over the next five years. This new focus complements our long-term ground lease program and balances our value-add strategy by allowing us to sell stabilized assets and replace them with properties that provide long-term cash flow.

BH Properties is known for quick decision-making and fast, all-cash closings, often completing purchases in days. We are vertically integrated, owning and operating approximately 11 million square feet across 16 states. Property types include office, industrial, retail, and multi-family assets.

Headquartered in Los Angeles, we maintain regional offices in Dallas, Phoenix, Riverside, Houston, Seattle, and San Francisco. The company was founded in 1994.
