Founded in 2014 as Lulafit, we transform office buildings into hospitality-led venues. We partner with commercial real estate owners to rethink office properties as places for connection and productivity.

We specialize in amenities, amenity management, wellness programming, hospitality, fitness center management, community management, and conference center management. Our approach combines placemaking, advisory expertise, people, and technology. We use our proprietary Playbook OS software to streamline operations, understand preferences, automate tasks, and generate insights, which helps us deliver personalized tenant experiences.

We manage and activate various spaces, including lobbies, fitness centers, longevity labs, wellness studios, cafés, rooftops, meeting spaces, member clubs, event venues, and tenant lounges. As a privately held, full-service partner, we integrate into existing design and construction schedules. We can launch full amenity operations, including staffing, technology, and programming, within 90 days.

We offer both white-labeled and branded operational models tailored to asset strategies. Our branded amenity programs have increased rent per square foot for some clients, with sites seeing increases of up to 77.1%. We operate with a team of 51-200 employees.
