Job Description
This is an exciting opportunity to support daily property management operations by coordinating maintenance requests with vendors and serving as a primary point of contact for residents through phone, email, text, and online portals.
Company Profile:
Our client is a commercial construction company specializing in masonry, concrete, and interior buildouts for retail and industrial spaces. They focus on renovation and improvement projects rather than large ground up construction, which allows their team to work on a wide variety of challenging jobs that require problem solving and craftsmanship. Their projects are typically located within about 90 minutes of Northern New Jersey, and our work often involves transforming existing spaces through structural masonry, concrete work, and detailed interior improvements.
Their goal is to be the opposite of the stereotypical construction experience by communicating clearly, setting realistic expectations, and delivering quality work that clients can rely on. For team members, this means being part of a company that values accountability, integrity, and pride in the finished product.
Overall purpose and responsibilities of the role:
We are seeking a skilled construction estimator with a strong background in concrete and masonry work. The ideal candidate will have experience in takeoffs, cost estimating, preparing quotes, and understanding material requirements.
The role supports the estimating process by reviewing bid invitations and project drawings using Building Connected, performing quantity takeoffs and cost estimates with Houzz Pro or similar tools, and coordinating with the construction team to gather project information. It also involves preparing bid packages, maintaining organized records, ensuring accurate estimates, and contributing to process improvements that increase bid success rates.
Duties and Responsibilities:
Review bid invitations and project drawings using Building Connected.
Approving and denying bid invitations based on the provided qualifications.
Perform quantity takeoffs and cost estimates using takeoff software (Houzz Pro preferred; other takeoff software experience acceptable).
Stay at least one week ahead of bid deadlines to ensure timely submission of estimates.
Collaborate with the construction team, including foremen and accounting, to gather necessary project information.
Assist in the preparation of full bid packages as the role grows into pricing and submission responsibilities.
Maintain organized records of bids, materials, and project communications.
Communicate effectively with internal teams and, when applicable, clients or purchasers.
Adhere to quality standards, ensuring accurate and thorough estimates for concrete and masonry projects.
Contribute to process improvements to increase bid award percentages over time.
The role will be handling all the company commercial projects.
Minimum 3–5 years of construction estimating experience, specifically in concrete and masonry. (Experience in concrete is required, and candidates cannot rely solely on masonry experience.)
Proficiency in takeoff software (Houzz Pro preferred; alternatives such as Bluebeam or Implanted acceptable).
Strong attention to detail and analytical skills.
Excellent written and verbal communication skills; professionalism and clarity are important.
Ability to manage multiple estimates per week (approximately 7 per week based on past averages).
Familiarity with US building codes is a plus, but not required. Training will be provided.
Growth mindset: willingness to expand into project management and construction management responsibilities over time.
