Job Description
ABOUT THE ROLE:
The Assistant Manager is responsible for overseeing and delivering high‑quality financial accounting and reporting for complex holding structures, including SPVs, Property Companies, and Holding Companies. The role has strong accountability for reviewing, approving, and making judgment‑based decisions on accounting treatments, estimates, and financial reporting outcomes. Acting as a senior reviewer and escalation point, the Assistant Manager ensures accuracy, compliance, and consistency across NAVs, management accounts, statutory reporting, and audit deliverables, while coordinating with administrators, auditors, tax advisors, and internal stakeholders.
Key Responsibilities
Senior Review & Decision Making: Perform detailed reviews of complex accounting areas including accruals and provisions, intercompany transactions, interest calculations, depreciation and amortization schedules, reconciliations, and journal entries; make technical judgments on accounting treatment and escalate matters where required.
Financial Reporting & NAV Oversight: Review and approve financial statements, NAV calculations, management accounts, cash flow statements, liquidity reports, FMV analyses, and quarterly reporting packs, ensuring accuracy, consistency, and compliance with applicable accounting standards.
Complex Structures & Consolidation: Oversee accounting for SPVs, PropCos, and HoldCos, including intercompany reconciliation review, settlement guidance, consolidation support, and assessment of complex ownership and funding structures.
Audit, Tax & Stakeholder Leadership: Lead the year‑end audit process by reviewing annual accounts, audit schedules, and external reporting; act as the key contact for auditors, administrators, tax advisors, and lenders, including review of tax‑related data and financial information packages.
Controls, Analysis & Ad‑Hoc Oversight: Ensure strong financial controls through systematic review, issue resolution, and documentation; perform liquidity analysis, review ad‑hoc reports and reconciliations, and provide senior‑level financial insights to support management decision‑making.

Qualifications
ABOUT YOU:
Education & Experience: Bachelor’s degree in Accounting with a minimum of 8 years of relevant experience in real estate or investment accounting, including extensive reviewing responsibility for complex accounting deliverables, financial statements, NAVs, and management reporting; CA or equivalent professional qualification is a strong advantage.
Systems & Technical Proficiency: Mandatory hands‑on experience with Yardi at both preparer and reviewer level; strong familiarity with financial and accounting reporting systems, advanced Excel and spreadsheet skills, and practical experience with SOX and internal control environments.
Review, Judgment & Decision‑Making Capability: Demonstrated ability to perform senior‑level reviews, evaluate complex accounting issues, research technical matters, summarize risks and impacts, and make sound, well‑reasoned decisions or recommendations appropriate for an Assistant Manager role.
Execution, Prioritization & Professional Rigor: Proven ability to operate effectively under pressure, adjust plans to meet changing requirements, manage multiple priorities, and consistently demonstrate strong attention to detail, integrity, and professionalism.
Leadership, Communication & Industry Expertise: Fluent in written and spoken English (mandatory); proactive, initiative‑driven, and collaborative team player with experience in direct real estate investments and the ability to guide teams, influence stakeholders, and contribute to performance and capability development.
